Residential and Commercial Contracts
Real Estate Agents provide the service of matching buyers and sellers who may never come into conduct with one another but for real estate agent marketing tools. However, sometimes, buyers and sellers already know that they are out there and are matched up. For example, you put out a "For Sale By Owner" sign out and interested buyer simply call you. Or, your neighbor has indicated that he or she would like his or her adult child to purchase your home when you are ready to sell. In these cases, buyers or sellers can engage the services of a lawyer to draft the purchase and sales agreement. And in our firm, we can also handle the closing.
Closings
Both Ms. Cardamone and Ms. Humphrey are writing attorney title agents with Chicago Title Insurance Company. All people involved in real estate transactions should know that our law firms charges competitive prices for real estate closing. In fact, we are required by our contractual relationship with Chicago Title as well as the rules of professional conduct and ethics as members of the Florida Bar to disclose certain actual costs paid in closings to our clients. It is truly a myth, at least in our firm, that closing a real estate transaction in a lawyers' office with cost buyers or sellers more.
General Real Estate Legal Counsel
Often clients are uncertain of the entire real estate transaction. Purchasing your home for most people is their most costly investment. Having a professional adviser involved in the transaction can give clients an additional peace of mind about the transaction. Your lawyer will have a completely different approach and outlook on your purchase than a real estate agent, mortgage broker, or title company.
Litigation and Dispute Resolution
Broken contracts, losing or receiving an escrow deposit, and recovering costs are what generally comes to mind with Real Estate Litigation. However, we also represent Home Owners Associations in collection actions or other litigation or disputes relating to the functioning of the Home Owners Association itself. On the other side, clients have asked that we act as their voice in concerns with Home Owners' Associations policies or other matters.
